It's all about peace of mind!  The process of buying and selling a home is a big financial decision for both the buyer and the seller.  A home inspection helps to provide the information that both parties need to make wise decisions. Almost every home has something that you would want to know about if you were buying it. These can range from major structural issues, to minor maintenance items. But our motto is: "The best surprise is NO surprise!" A home inspector only has two jobs - 1)inspect, and 2)report what he sees. You get to decide what to do with the information. We try to report the facts in a non-alarming and professional manner.

What Does an Inspection Include?

Everything from the foundation to the roof, inside and outside! All of the major systems of the home -

• A/C and heating - Age and condition of the system, its operation, air leaks, ducts 
  
• Plumbing - Sinks, tubs, and toilets checked for leaks, water heater age and condition
• Structure - Cracking of slab or walls, type and condition of structure
• Roof - Shingle condition and defects, drainage, flashing
  
• Attic - Insulation condition, ventilation of attic, structure
  
• Electrical - Service to home, distribution panel, receptacles - GFCI, AFCI
  
• Fireplace - Condition, flue, damper, chimney
  
• Garage - Door condition, automatic door opener, safety switch operation 
• Exterior - Condition of siding, soffit, fascia, windows, doors, drainage
• Interior - Floors, walls, ceilings, windows, doors
• Kitchen - Appliance operation and condition, cabinets, plumbing, electrical
